take two

dude really likes to vacuum

the building i’ve been watching going up across the alley appears to have a private roof deck. a private roof deck meaning that they are just for the top two units, (it is a double lot building).  I don’t really understand having a private roof deck, especially for a building for 6 units.  Is a roof deck in that much demand?  NO, even in the building of 50+ units my friend used to live in, we were usually the only people on the roof.  A roof deck is only usable 4 months of the year around here.  yes, it would increase the value of the top two unit more then if it was a building access deck, but that has to be less the the aggregate increase in value of all the units for access to the roof deck.  so strange.  it is definitely something planned before this recession was known, as the last thing you want to do is turn people off. and that would turn me off from the building.  they might sell the top unit quickly (though they are always the first to sell, as they are the most desirable), but the middle and bottom, good luck.  especially now that duplexes (which are the bottom units) are not selling at all.

we flirted breifly with selling this place (which intiated the moving decision).  we had a dude who was interested.  he was an idiot, tried to pull the, well, i might just stay in florida, i can get so much for my money down here. we weren’t that interested in selling, especially since there was a chance emma was going to move back, and this dude is part of the jerkiness club of downstairs. (he was the roommate until the girlfriend moved in and he had to move out.)  mostly, we aren’t interested in playing games.  in his game playing, emma decided for sure to move back, and the condo was then off the table. it turned out for the best for us, but if he had jumped on it in the beginning, we would have had a deal (attractive b/c of the lack of realtor fees).  but fine b/c this place is perfect for emma.

anyways in that whole thing, i look at comps for the neighborhood for top floor newish condo and found that that market is holding strong.  plus this one is on the alley, so we get a ton of light. the light in this place is amazing.  the market for duplex (two floor condos on the first and basement floors of condo buildings) is sucky.

i spent 4 hours today chatting with people at school. some with my friend e, most with the group members of my group class that i got out of, but joined for this week b/c we have a presentation to do.  i really like one of the girls in the group. she turned 30 today and we chatted about all sorts of life things. it was nice. but strange to be social here at school. i haven’t really done that in a long time. and though i should have been using the time to work, i think it was a better use. it reminds me that there are some people out there that are really cool, and that it is a good thing to invest the time in talking with them. and though these relationships are temporary, it is nice to make a connection, if even for a couple of weeks…or even an hour.
